A Structural Integrity Reserve Study (SIRS) assesses a building’s key structural components to identify issues and estimate funds needed for future repairs.

  • Mandatory for:
    All condominiums and co-ops 3 stories or higher.

  • Deadline for Associations:
    The deadline for all associations +10 years old to conduct the first SIRS is December 31, 2024.

  • Frequency:
    An initial SIRS must be conducted by December 31, 2024 with a requirement for updates every 10 years thereafter.

  • Inspection:
    Structural Assessments of:
    Foundation
    Load-bearing walls
    Floors
    Roof
    Balconies

  • Fiduciary Duty:
    Neglecting to meet the obligations of the SIRS legislation constitute a violation of the fiduciary duties entrusted to the managing parties.
