A Milestone Inspection assesses a building’s key structural components to identify deterioration and ensure compliance with Florida law.

Mandatory for:
All condominiums and co-ops that are three stories or higher.
Deadline for Associations:
The first inspection is required when a building reaches 25 or 30 years of age based on building criteria
Frequency:
A Milestone Inspection must be conducted at the required age, with re-inspections every 10 years thereafter.
Legal Obligation:
Failing to complete a Milestone Inspection can result in violations and penalties, putting property owners at risk.

Structural Assessments of:
Foundation
Load-bearing walls
Floors
Roof
Balconies
Inspection Phases:
Phase I– visual inspection of all habitable and nonhabitable areas with qualitative assessments of the structural condition of the building(s).
Phase II (if required)– if substantial structural deterioration is identified in phase I, then additional destructive and/or non-destructive testing must be completed to fully asses areas of structural distress in the building(s)
