Why September is the Smartest Month to Schedule Your Inspection

Published Date: August 1, 2025

If your building has a 2025 deadline for its safety reports, September isn’t just another month, it’s your best chance to stay ahead. Engineering firms across South Florida are already feeling the pressure from property managers racing to meet their deadlines before the holidays. Come October and November, availability starts to shrink fast and by December, most firms are at capacity or in triage mode.

This article explains why September is the ideal window to act. Whether you’re due for a Building Recertification, a Milestone Inspection, or a Structural Integrity Reserve Study (SIRS), now is the time to secure an engineer, get your documentation in order, and avoid the bottlenecks that come later. The earlier you act, the more control you’ll have over the schedule and the less likely you are to face penalties or delays.

  1. September Is the Last “Breathing Room” Month

Unlike the final months of the year, September still offers scheduling flexibility. You can often get site visits scheduled faster, have questions answered promptly, and avoid the last-minute crush of inspections all landing at once.

  1. Engineers Are Already Booking Out

Many firms, including ours, begin to fill up September and October calendars with inspection requests for properties due by year-end. If you wait until October or November to call, you may not find availability before the deadline.

  1. Boards Still Have Time to Review and Prepare

Scheduling in September means your board has time to review proposals, secure approval, and begin collecting documentation before the inspection even happens. That alone can shave weeks off your timeline.

  1. There’s Less Risk of Holiday-Season Holdups

As you get closer to November and December, you’re dealing with more than just engineering deadlines; you’re up against board member travel, holiday closures, and delayed responses across the board. Starting now prevents those slowdowns from hurting your timeline.

  1. The Counties Are Watching Closely

Dade and Broward have made it clear: This year, deadlines are being taken seriously. Delays, excuses, and incomplete reports won’t be tolerated. Getting on the books in September gives you time to submit your reports before enforcement kicks in.

By scheduling now, you’re not just avoiding a headache; you’re securing peace of mind. We’ve seen buildings that waited too long scramble for extensions, face fines, or even risk non-compliance. The smart boards start early, and it pays off.
