Developer Proposes to Build Tallest Building in Miami

1414 Brickell LLC, under the leadership of Walter Defortuna, has filed a pre-application with Miami-Dade County to redevelop a prominent mixed-use site on Brickell Avenue. If the plans are approved, the redevelopment would introduce an 81-story tower, set to become Miami’s tallest building, standing at an impressive 1,010 feet. Currently, the largest tower in Miami is the Panorama Tower, which stands at 868 feet. This proposed tower would surpass it by a significant margin, altering the city’s skyline.
The site currently houses a 10,927-square-foot retail building and a 7,065-square-foot restaurant. The redevelopment plans will cover 1.21 acres of land, with the new tower spanning 1.83 million square feet. The mixed-use space will feature 117,310 square feet of office space, 43,700 square feet of hotel space, and 560 residential units. There will also be 6,038 square feet designated for retail. The residential units will begin on the 25th floor, with various sizes, including studios starting at 533 square feet and three-bedroom units reaching up to 1,907 square feet.
The hotel will occupy the 20th to 24th floors, while the office space will be located on floors 13 through 17. Amenities for residents and guests will include pools, a gym/spa, and a bar, all located on the 12th floor. Additionally, the development will offer parking for 1,226 cars, ensuring ample space for residents and visitors.
Despite South Florida being a leader in office space revival, Miami’s office market has experienced a slowdown. According to a report from Avison Young, Miami has seen just over 2.5 million square feet of leases in 2023, marking one of the slowest years since the pandemic.
