Miami Real Estate Market Shows Optimism Heading into 2025

The Miami real estate market ended 2024 on a strong note, with more sales, increased dollar volume, price appreciation, and rising inventory compared to 2023. According to data from the MIAMI Association of Realtors (MIAMI) and the Southeast Florida Multiple Listing Service (SEFMLS), home sales in Miami-Dade County saw notable year-over-year growth in December 2024.
Miami’s total home sales increased by 2.9%, while single-family home transactions surged by 9.9%. Notably, sales of condos priced at $1 million and above saw a significant rise, increasing by 51% in December 2024. The robust December performance drove Miami’s overall single-family home sales to 10,738 transactions, a 1.9% increase from 2023. The number of $1 million and above condo sales also reached 1,736, a 1.6% increase from the previous year.
In total, Miami-Dade County recorded 1,764 property sales in December 2024, marking a 2.9% increase year-over-year. This uptick reflects a sustained demand for real estate in the region, signaling a healthy market entering 2025.
The increase in sales, particularly in December, can be attributed to buyers waiting for clarity on the outcome of the presidential election, as noted by Ron Shuffield, president and CEO of Berkshire Hathaway HomeServices EWM Realty in Miami. This strategic waiting period allowed buyers to make more confident purchasing decisions.
While the overall condo market in Miami experienced a slight decline in total existing condo sales, down 2.6% year-over-year from 960 to 935, there were positive trends within specific price segments. The luxury condo market saw impressive growth, with $1 million and up condo sales increasing by 50.9% in December 2024, to 115 transactions. Additionally, affordable condo sales also saw notable increases. Miami condos priced between $150,000 and $200,000 saw a 14.3% increase in sales, and those priced between $200,000 and $250,000 rose by 13.2%.
As 2025 begins, the Miami real estate market remains strong, with both high-end and affordable segments showing growth. With continued demand and increasing sales in various price ranges, there is optimism for further market strength in the year ahead.
