Palm Beach County Condo Market Sees Surge in $1M+ Sales Amid Slowing Overall Activity

Palm Beach County has experienced a notable increase in luxury condominium sales in October 2024, with transactions of condos priced $1 million and above rising by 9.5% year-over-year. A total of 69 luxury condo sales were recorded during the month, highlighting a surge in interest for high-end properties in the area. According to the MIAMI Association of Realtors and the MIAMI Southeast Florida Multiple Listing Service (SEFMLS), this increase reflects the county’s appeal, particularly among buyers from high-density areas like California, New York, and New Jersey.

The growth in luxury condo sales is attributed to the region’s unmatched lifestyle, tax advantages, and low-maintenance appeal, particularly for portfolio homeowners. “Luxury condos, with their low-maintenance appeal, are especially popular among portfolio homeowners, driving growth in the $1 million-plus market,” said Courtney Smitheman, President of JTHS-MIAMI.

However, the broader condo market in Palm Beach County has experienced some challenges. Median condo prices have decreased by 3.2% year-over-year in October 2024, from $315,000 to $305,000. Despite this, condo prices have appreciated by 135.4% over the past decade, with prices rising from $129,550 in October 2014 to $305,000 in October 2024.

In the single-family home market, median sale prices also saw a slight dip of 0.2% year-over-year in October 2024, with the price decreasing from $622,733 to $621,500. However, single-family prices have risen by 127.7% over the past decade, from $273,000 in 2014 to the current median of $621,500.

The overall housing market in Palm Beach County has faced some headwinds, including rising mortgage rates and limited inventory. Total sales in the county decreased by 10.3% year-over-year, from 2,001 transactions in October 2023 to 1,794 in October 2024. These declines are attributed to a combination of factors, including increased mortgage rates pushing buyers out of the market, lack of inventory at key price points, and uncertainty surrounding the upcoming presidential election.

While condo sales above $1 million are on the rise, the overall volume of condo sales has declined, with total existing condo sales in the county decreasing by 18.9% year-over-year. The lack of financing for older condos is a significant contributor to this trend, as only 23 buildings across Miami-Dade, Broward, and Palm Beach counties are approved for Federal Housing Administration (FHA) loans, making it difficult for many buyers to secure financing.

Despite these challenges, Palm Beach County remains a vibrant and appealing real estate market, with a significant number of cash buyers driving the market’s growth. In fact, nearly half of all home sales in the county were cash transactions in October 2024, which is nearly double the national average.

The high percentage of cash buyers reflects South Florida’s standing as a premier U.S. real estate market for foreign investors, many of whom purchase with cash, as well as domestic buyers from more expensive markets looking to purchase larger properties.

The area’s strong job growth, along with the marked presence of wealthy buyers, continues to support the resilience of Palm Beach County’s real estate market, even amid challenges such as rising mortgage rates and limited inventory. As we approach 2025, experts expect to see mortgage rates remain above 6%, but the wealth of buyers in the region should continue to bolster the market, especially in the luxury sector.
